Arrived at homeowners home. Homeowner had garbage disposal underneath the kitchen sink that was not working. After reading the homeowner, he showed me to the kitchen and showed me the garbage disposal that was located underneath the kitchen sink and explains that it has not been working. I turned on the switch for the garbage disposal and heard it hum telling me that it has power, but is not turning. From there I gave the homeowner an estimate to remove and reset and unjam the garbage disposal. The homeowner accepted. I removed the garbage disposal and cleaned it out and found that there was a tiny screw in the garbage disposal that was jamming it up. Once the screw was removed, I reinstalled the garbage disposal then turned it on and it worked perfectly fine. I was met on site by Janice, the tenant for Ms. Butler. An appointment was scheduled to Keep Smiling due to the bathroom sink and tub backing up. The toilet was fine. Janice escorted me to the bathroom so that I could assess what may be going on. The initial impression was a thing of hair for the shower, and a possible buildup of sludge for the sink. I spoke with Ms. Butler on the phone about the circumstance and provided the estimate for attempting to relieve it all. She approved of the work, allowing me to move forward. My guess about each was correct. There was a large quantity of hair in the drain for the bathtub that got pulled out. My small cable managed to break up the blockage for the sink. I ran the water for both fixtures for a minimum of five minutes to ensure consistent drainage. The tenant was advised on getting a hair catcher for the shower drain. The issue with the sink is more likely due to general usage over the years. Ms. Butler was updated on the success of the work

Upon arrival, homeowner stated that water company had notified her that an excessive amount of water was being used in her property. After further inspection, determined that master bath toilet had a fill valve with nonstop running water, and half bath toilet had a fill valve with occasional running water. Also, homeowner stated that there was a loud whistling noise happening occasionally when toilets were flushed or when washer was being used. Checked home water pressure and found to be at 100psi. Stated to homeowner that average household water pressure should range between 45 and 75psi, and due to high water pressure in home, fill valve in toilets have failed and caused running water. Recommended replacement of pressure regulator valve to reduce home water pressure to a safe reading, and also replace all fill valves in toilets. I was meant by one of the caretakers of the home. Speaking with Philomena takes place over the phone. An appointment was scheduled with Keep Smiling due to the toilet not flushing. I acknowledged that it will either be a basic clog that can get broken up by a toilet auger, or I will need to remove the toilet and run a sewer machine. Both estimates were generated with the plan of starting with the toilet auger. The estimate was agreed on, allowing me to move forward. I spent a couple minutes using the auger before flushing the toilet. Unfortunately, it was unsuccessful. I updated Philomena I’m needing to move forward with the backup plan. She approved the work, allowing me to continue. With the toilet removed, I attempted to run my sewer machine. After some time, I filled my 2 gallon bucket and dumped the water down the drain multiple times. The water drained smoothly each time. I reinstalled the toilet and tested it. On arrival performed maintenance tuneup inspection on one 2021 Lennox 3.0 ton ac / 80% gas furnace. Replaced and dated one 16x25x5 media filter. Checked all electrical and mechanical components. Checked thermostat, blower motor and blower wheel, ductwork, DeltaT and have a 22° split between return air and supply air temperatures, inducer motor, pressure switch and pressure switch tubing, heatrise, gas valve, heat exchanger, igniter, flame sensor, voltage ,amperage and capacitance. Homeowner stated home inspection found cool air being forced through lineset holes at evaporator coil- sealed all holes to prevent leakage. Found no other issues or concerns. Arrived at homeowners home. Homeowner had a leak in the wash machine room that they were unsure where it was coming from. When I arrived I was greeted by the homeowner who showed me to the washing machine room and explained that yesterday they came into the laundry room and noticed that there was water on the floor so she tracked it back to behind the washing machine. I pulled out the wash machine to check behind it. I checked the shut off valves for the washing machine, as well as the supply lines and where the supply line connects to the washer, I checked the washing machine drain as well, and there were no water on any of it. I checked the bottom of the washer and found that it was leaking from the bottom onto the floor . I explain to the homeowner that it is a washing machine issue and she would have to call an appliance person out to take a look at it. I explained that I would like to check the pressure to make sure that the pressure was not because of the washing machine failing.

Arrived at homeowners home. I was greeted by the homeowner who explained they have a leak on their dishwasher as well as the hall. Bathroom bathtub handle will not turn to hot. After taking a look at both, I explained to the homeowner that I would have to charge a diagnostic fee. I explained that would involve me taking a look at the dishwasher water supply, as well as the drain to make sure both are functioning properly and are not leaking. Anything outside of that will be a dishwasher appliance guy. I explained that I would take the handle off the hall bathroom bathtub to take a look at the shower cartridge and see what is going on. I explained that I would also check the pressure to make sure the pressure is still in working range. Returned to complete quoted work. I arrived and dug up just after the water meter in yard. I expose the prv and removed it. I swapped out with a quarter turn main water shut off valve and put valve box back in ground. I tied into the existing new PEX tubing that was installed. In the basement I installed a new PRV on the vertical section of pipe right after the quarter turn water valve where main line comes through foundation. Used transition fittings to tie into the PEX. Water is back on to the home and there are no leaks on my repairs. Water pressure has been set to 60psi. I backfilled ole outside as best as possible. We are not responsible for landscaping. 1 year warranty on repairs. Total quoted charge paid today is $1018 via credit card.

Client called us out to the home for a leak in the basement bathroom ceiling. Advise client diagnostics would cover a leak search as well as pressure test in the home. After diagnostics found that home had 120 psi as well as a poorly repaired dual copper T configuration in ceiling. Also found that basement bathroom had a leak on the Delta faucet. Performed a full rebuild on Delta faucet replaced pressure regulator valve and replaced failed piping and ceiling. Pressurize home and check for leaks. No leaks present after repairs. Hall bath toilet on first floor was moving from base. Pulled toilet, bo5 sides of flange were broken. Secured flange spinner ring to fix, replaced wax ring and closet bolts, secured toilet to flange and tested for leaks and proper function. No leaks found at his time. Repair copper line in basement. Upon repair copper is in really bad condition. We had to use a shark bite to connect back to original copper for now. Well water is corroded the copper piping. Talked about doing a repipe because of how bad the condition of the copper is. We replaced a 2 foot section of pipe in basement from copper to cpvc. Comes with 1 year warranty.

Client called us to home for a couple issues. Found high water pressure was the cause of the main issue which was to toilet fill valve. Estimate to replace water pressure regulator valve in garage and preform a toilet rebuild on hallway water closet. Existing pressure regulator valve is leaking and has failed allowing 120 psi. Issue: main floor + basement system isn’t cooling due to a faulty condenser fan motor. House has 2 systems. Furnace is gas Goodman about 6 years old located in the basement and it does main floor and basement. It has an air filter 14x25x1. Flue pipe has about 12 ft of single wall by code and safety flue pipe has to be double wall pipe, I didn’t quote to bring flue pipe up to code because some of the single wall pipe cannot be replaced unless we break the sheetrock ceiling to get access to the flue pipe. There isn’t an emergency drain pan, suggested to install a wet safety switch to reduce water damages to system and property in case system leaks water. Condenser is 1.5 tons Tempstar about 36 years old located left side of the house with R22 refrigerant. Found contactor pitted, suggested to replace contactor. Main reason for system not cooling is due to a faulty condenser fan motor, checked capacitor and the capacitor isn’t too week to start condenser fan motor, suggested to replace c

Upon arrival, I noticed that customer had a straight AC gas furnace upflow in the attic after further inspection was determined that unit is over 20 years old. After an even further inspection. It was determined that this R 22 system has a Freon leak more than likely at the indoor coil. Upon diagnosis found no movement on meter, indicating there is no leaks underground or under foundation. Upon inspection of all toilets in home found all of them to be in proper working order with no running. Upon check water pressure found it to be 110psi which is too high for home. Water pressure should not exceed 80psi. Recommended replacing Pressure reducing valve and contacting water company to dispute high water bills with no leaks. Mr. Hunter optid to replace pressure reducing valve. Water pressure is now 55psi

At today’s visit, I installed the 84” ceiling fan Mr. Wiley had provided. He purchased separately from the fan a 6ft down rod. This installation required the use of a 16ft step ladder and a second technician. This installation was down on the 19’ ceiling in the living room. The fan is remote controlled and the toggle dip switch settings are 1-4 up, and 5 down. The third switch in the three gang switch box controls this fan.
