Upon arrival, customer stated he had a clogged up sink. He stated he had the same issue about a year ago, but a different plumber came out to fix the issue. The main issue is that his pipes are filled with grease. Provided an estimate to the customer to re-pipe the section by the sink in order to solve his issue permanently. Customer decided to just clear the line by snaking it. After multiple attempts, I was able to clear the kitchen line temporarily, and sink was draining properly.

At today’s visit, I spoke with Mr. And Mrs. Robertson in regards to flickering lights in the kitchen as well as a tripping circuit that occurs on a regular basis. I recommended our lowest level of diagnostic work to look into the problems as there was not an apparent cause. Mr. And Mrs. Robertson approved this work. Therefore, I opened the devices in the kitchen on circuit 15. Between the wiring and devices, there was not any evident cause of flickering lights or something thst could cause a breaker to trip. However, in the panel box, I saw that the service neutral connection was not made and tight. I was freely able to move this neutral wire. I immediately turned off the house power and made this connection to its appropriate lug. After fixing this, I restored the house power. With this fix, the kitchen light has stopped flickering while I was on site today. At today’s visit, Mrs. Cindy and Mrs. Sandra were looking to have an outlet put into the cabinet above the oven as they are looking to get a new microwave mounted beneath the cabinet. There was an existing wire from an old vent hood which was present. I proposed using the existing wiring and cutting the outlet into the cabinet while pulling that wiring back up through the wall to power the receptacle. Mrs. Sandra agreed to this. Therefore, I installed a new cut in box into the cabinet. I pulled the wiring from the hole where it had came out of the wall and back into the cut in box. I then installed a 120v duplex receptacle into the box and installed a new outlet plate. All parts supplied and installed come with a 1 year warranty.

Upon arrival, customer stated that he was having water pressure issues since November when he moved in home. Stating that when toilet flushed, water pressure lowered in other fixtures. After further inspection, found that pressure in home was over 90psi due to a failed pressure regulator valve. It was unknown where main water shut off and prv were located in home since basement was finished in drywall walls and ceilings. Quoted a minor diagnostic to search for pressure regulator valve and homeowner agreed. After cutting a few access holes, was able to locate prv and main water shut off in media room wall. Quoted prv replacement, and customer agreed. Shut water off to home, drained lines, removed old prv and installed new valve. Properly tightened, turned water back on and tested. No leaks were detected and pressure was set at 55psi. Keep Smiling is not responsible for drywall repairs. Upon arrival customer stated that she has 2 showers that are dripping and needs the toilet supply lines and valves looked at for insurance/home warranty purposes. I found that the shower are dripping due to the cartridges that have failed over the 30years they have been in there. All the toilet supply lines and valves are in good working order no issues found. Upon arrival customer claimed that his water heater was not working since he had no hot water. He took me downstairs to the basement and on the way down there I was asking him questions. After looking at the heater I saw it was from 2009. He asked if I knew what was wrong with it. I knew in fact it was probably a gas valve or a burner assembly issue and I explained that if I tried to order a part it will most likely take up a couple days due to the age of the heater. I recommended a brand new heater will put him and me at ease because it will give us that peace in mind. He very much agreed and asked how much. I applied a senior discount and he agreed on the price. After finishing work I tested everything in from of the customer and he was pleased with the work. I mentioned it will take around 30 min to heat up the water and when he uses any faucet in the house to expect air spitting and a little water discoloration. Code from back door got locked and there is no access into the home. Customer will not be here until the weekend. Customer will call back to reschedule the appointment. Coustmer approved estimate for diagnostic fee. After cutting up sheet rock inside kitchen ceiling, I turned the water fixtures from upstairs, there was no leaks present. Sheet rock was dry.

Homeowner would like us to install a customer supplied kitchen sink, kitchen faucet, and re-plumb kitchen for a new garbage disposal (old wires are still present from original disposal). Upon arrival customer claimed he wanted to hook up 2 sinks he has in his restroom. He said he replaced both sinks and wanted to get the pipes taken care of by us. After inspecting the work area I saw that the sink needed both pop ups and p traps, the customer had both pop ups and I will only need to put in the p traps. I the made an estimate to put in 2 p traps and the customer agreed on price. After finishing I turned water on to test, filled both sinks up multiple times. All drained perfect. Upstairs hall bath tub and shower valve has water continuously running. Delta cartridge failed due to wear and tear and needed replacement. Presented quote to homeowner and he signed. After further inspection and attempting to remove cartridge, found that valve was an older style valve(similar to 600series) that has three smaller copper tubes that bend when turned with force. Old bonnet nut was seized and was not able to remove. Advised homeowner that best option would be to replace valve. Homeowner will contact as soon as he’s ready for us to replace valve.

Arrived at homeowners home. The homeowners had upstairs hall bathroom toilet that was clogged and was draining very slowly. After talking with the homeowner they explained this is their kids bathroom said the kid might have put something down the toilet. I explained that I could start by trying to auger the toilet and clearing the blockage that way, but if I am unsuccessful, I would have to pull the toilet and remove the lodged item that way. I gave the homeowner an estimate to order the upstairs hall bathroom toilet, and if that is unsuccessful, I went ahead and gave them the estimate to pull the toilet and remove the lodged item. The homeowner accepted. I started by trying to auger the toilet and dislodge . the lodged item, but was unsuccessful. From here, I went back to the homeowner and explained that the auger was not going to remove the item so we would have to pull the toilet and run the snake from the other way. Arrived at homeowners home. Homeowner had master bathroom toilet that would constantly run. And in the hall bathroom the toilet sounds like it has really high pressure. After talking with the homeowner and inspecting the toilets, I found that both the toilets fill valves are starting to fail. I explain to the homeowner that I would like to check the pressure because pressure is a leading cost to be fill valves failing. I checked the pressure at the water heater that was installed in 2023 and found that the pressure was 120 psi. I found that the PRV was located behind the water heater so it would be a relative difficult swap out. I explain to the homeowner that we have the 120 psi that I would be unable to warranty anything I do due to the pressure being high and it will happen again. I gave the homeowner an estimate to replace both the fill valves with customer supplied fill valves and an estimate to replace the PRV. Technician performed tune up for 2 systems. Both filters were replaced. Both blower motors pulling normal amperage. Both units have 11 degree temperature difference. Both blower wheel housing are clean. Upstairs blower capacitor is getting weak. Both outside units showing normal pressures. Both outdoor capacitors are getting weak on the fan side. Arrived at homeowners home. Homeowner had upstairs hall bathroom toilet that was running. After talking with the homeowner he explained it. He works from home and he’ll hear the toilet kick on every now and then. After inspecting the toilet, I found that it was American Standard, and after talking with the homeowner I found that it was about five years old. when dealing with the American standards, their flapper is made out of a certain material that once it’s left in water for so long the rubber material gets water bubbles in it, and cause it to not sit right on the flush valve, causing water to seep through and eventually causing we fill valve to kick back on to fill it back up the tank. I explain to the homeowner that while I was inspecting the toilet, I found that the fill valve looked a bit older. Excellent service. Showed up at the appointed time to inspect the situation, chart a course of action, and presented me with an estimate. After some discussion, Mr, de la Vara-Nava made an appointment to return the next day (today) and accomplish the repairs. At all times the personnel sent to accomplish this job were friendly, courteous, and did not hesitate to show me what had been done, what was in progress, and what they intended to do. They showed me the work when finished and we checked the water meter for leaks and it showed evidence of none. Very impressed with Mr. de la Vara-Nava and the entire crew. Highly recommend!

Upon arrival, customer stated he had a leak on his main waterline due to high water bill after further inspection, I shut off his main water valve to the home, and I checked the meter and it was still spinning, which indicates the leak was on the mainline, customer approved estimate to reroute his waterline. we ran the waterline underneath the driveway and came out to the garage to connect back to the home. I installed a new pressure regulator valve as well as a new shut off valve. I turned the water back on the meter and check to see if the meter was spinning. Meter was still spinning, which indicated there was a leak inside of the home. I found the leak to be inside the hallway toilet, which was a faulty fill valve. After replacing the valve, I checked the meter again and it was not spinning.

On arrival inspected one 2022 Trane 5.0 ton ac / 90% gas furnace for making loud noises while running. Found no noises. Homeowner would like to have maintenance tuneup done today. Performed maintenance inspection. Checked all electrical and mechanical components. Checked one 20x25x4. Checked refrigerant pressures, subcooling, and deltaT and have a 20° split between return air and supply air temperatures. System is cooling properly at this time. Upon arrival customer claimed to have a clogged drain in his washing machine room. He explained the whole situation thoroughly and he first thought it was a washing machine issue so he gets an appliance tech. The technician checked out the washing machine and it was working perfectly fine. So he ran water in the drain and it backed up a little. I told the customer if he could give me a couple min for me to try to creat the issue again. I then tried taking a picture of the inside of the drain and saw a whole bunch of obstruction not letting a lot of water go through. I then made two estimates and talked with the customer on what I recommend. We started off with the cabling the drain first and if that didn’t do the trick we would continue to replacing the p trap. He agreed and signed off. After cabling the drain, I put the washing machine back and ran 4 separate loads of water. All drained perfect with not a single issue.
