Mr.Rougier has been experiencing higher than normal electricity bills. When I arrived both panel covers were off. One panel primarily appeared to have 240v circuits while the other had all 120v circuits with a few 240v circuits. At the moment he does not want to proceed with troubleshooting. I did advise him to get with the power company just to ensure everything is ok on their end. I did notice his water heater was constantly drawing power while I was there. The a/c systems were turned off before my visit and haven’t been running. The changes that have happened over his time while living here is with the hvac system and transformer from the utility company HVAC system has been worked on but it’s been a little over a year. Only a dispatch fee for today.

I was out previously in February and installed a whole house filtration for Ms Mech, she owns another house on the same property that has the same old filtration system that she is wanting replaced as well. When I was out in February, I replaced hers and then we scheduled it for me to come back in April today to remove and install a new whole house, filtration system in the other property. I started by making a material list and going to the supply store to pick everything up, then came back and removed the old filtration system and installed the new filtration system. When work was done, I turned on water to test for any leaks and functionality, and all is well. I explain to the homeowner that she would have to call me back in six months in order to change out the filters. Client called opus out to home for a leak in basement coming from water pressure regulator. In addition while inspecting the water heater that the temperature and pressure relief valve was hissing indicating a leak. Customer indicated he want the problems solved. Estimate to replace water pressure regulator located in the basement.estimate includes all labor and material. Will clean up all job related debris. New pressure will be set to 60 psi to ensure a healthy plumbing system. In addition we will be replacing the t&p valve on the water heater. Mrs.Robert informed that no power was getting to the upstairs bedroom nor bathroom. I did a full panel inspection for them. I found no fluctuations in voltage as I went through each breaker. The breakers at fault were two 15 amp afci breakers . These are more sensitive but worth the extra protection they provide. I was able to reset both breakers and they do. I still have to say I recommend replacing them just strictly to maintain and preserve the life of the panel. Still be mindful of the amperage of the breaker being only 15amps this will max out at 1800watts any beyond should trip your breaker. The main break I recommend replacing. It has visible wear. damage from loose connections or faulty main breaker. I have provided a quote to take care of this and to separate the neutral wire. The other quote is to completely replace all breakers, main breaker and separate neutral wires. This will increase the efficiency and longevity of the panels life.

The Collins had a leak on a 3/4” pipe behind water heater. Upon inspection found that water heater is 11 years old and passed the life expectancy. The Collins optid to replace entire water heater. We Repaired leak this evening and will return to replace water heater tomorrow. Collected a $500 deposit for pipe repair and will give credit tomorrow towards replacement.

At the McNeil residence I have removed two fixtures and installed two new ones. One is a chandelier that I left with an extra amount wire in the light box above. I’ve left them with the extra chain so if in the future they want to lower a few inches we can do so. The other fixture for the foyer is workin properly and I’ve explained how to remove the glass for cleaning purposes. The other issue is in the bathroom. The light vanity isn’t firmly place so it does move some . It won’t fall off. The best way to fix this is by getting to the light box and securing that and then reinstalling the vanity light. I’ve left an estimate for that.

Upon arrival customer showed me their bathtub where he kept running and wouldn’t shut off. She told me that I kept getting worse and worse I started to explain to her that it could very be just because of the age or there could be high pressure in her system. I checked pressure at the hose bib to begin with I got a reading of high pressure just to make sure the hose bib wasn’t before the pressure reducing valve I then checked at the water heater and got the same reading so I started to explain to her that the pressure reducing valve should be The biggest concern here and getting it replaced should be the number one priority. She went with replacing the Delta stems and also replacing the pressure reducing valve. I said the pressure reducing valve at 75. There’s a one year warranty on the pressure reducing valve. Upon arrival customer was not on site but a caregiver let me inside and took me to the issue which was down stairs in the restroom. He said it was not flushing and she wanted it to get checked out. After looking at the issue, I saw that it was a pretty new toilet and the flapper had been letting water drain constantly. I went outside and gave the homeowner a call. She stated it hasn’t been flushing and it’s just been running continuously. I told her that to fix the issue I will have to replace the flapper, after giving her a price, she asked how much to replace the whole toilet, I gave her the book price and she then agreed to replace the toilet. But she was more concerned on what toilet I will be putting in. Because she said roto rooter had replaced that toilet 2 years ago and she did not like it at all. And on top of that it was installed sloppy. I told her if she wants me to get a good toilet (Kohler highline) I will have to up charge 100, she thought about it and then agreed. When

Upon arrival customer claimed she had a blockage and had another company try to snake but did not have the right equipment. I gave her an estimate to snake it and she agreed on it. I did mention if I cannot unclog it I will give her some options after to go from. She agreed and signed off. I tried snaking it for about an hour and couldn’t get it to unclog, I then called her and presented he next step which is jetting the line, I explained her the same thing if this does not work I will give her the option, she agreed and signed off again. After trying to jet the drain line, nothing would budge, and when we opened the man hole everything was going through but it still held water at the clean out. We then started seeing gravel go down the manhole. And instantly knew there was a break in the line. I will send the customer an estimate to replace the section of pipe from the clean out to the road. Which is around a 50 foot section with around 4 feet depth. I talked it over with the landlor

KSPEHC was called out for the laundry drain and a tub drain having issues draining completely. During investigation tech was able to see cast iron piping in the wall and in the ceiling of the basement. Tech explained that due to the age and the years the home sat vacant it wouldn’t be smart to run a sewer machine through the drain. The cast iron piping may no longer be able to handle the stress of the machine attempting to clear the blockage. Tech presented options to completely replace the horizontal cast iron piping in the home and another option to replace just the laundry line. Tech noticed the laundry line wasn’t draining properly due to the backfill in the line. Homeowner approved tech to replace laundry drain and continue replacing until the next pvc section. After installation tech poured water in the line with a bucket to verify the drain was taking water correctly. No issues at this time. Upon arrival, customer cleaned that they had a leak coming from the toilet on a weekend he was out, and it had created a big leak where the restroom is at. he said his wife caught the leak and immediately called him. Husband told the wife to shut off the water to the whole toilet and that is what she did. He said, since he turned off the water, there has been no water to be shown anywhere. And he was thinking it was maybe the wax ring that was bad since there wasn’t a constant flow of water leaking. After turning water on the toilet, I saw water leaking from the supply line due to the band it has and stressing the line open. The reason is split is because it wasn’t a braided supply line. It was a poly supply line. Price to replace the supply line with a $75 off coupon and He agreed and signed off. After replacing it, I turned water on to test and check for leaks, no leaks were seen. At todays visit, Mr. And Mrs. Kerr are having an issue with the detector in the upstairs hallway constantly beeping even after the installed a new 9v battery. With this, I pulled the detector down and checked the installation date to find that it was installed in 2006, which is 15 years past its replace by date. I recommended it be replaced with a combination smoke and carbon monoxide detector to which they agreed. Therefore, I installed a Kidde 7-year combination carbon monoxide and smoke detector in the upstairs hallway. The new detector comes with a 1 year warranty from Keep Smiling Co.

Upon arrival, customer stated he had a leak in his master bathroom toilet. He stated he tried to replace the gasket between the tank and the bowl, but it still kept leaking. Customer improved estimate to replace the tank gasket and bolts. After removing the old tank, I noticed the issue was he used that incorrect gasket. The installation was complete. I turned the water on just to make sure my repair was free of leaks.

Upon arrival, customer claimed that she had a toilet that was flushing, very slow and wanted it to get checked out. The tenant brought me inside the house and showed me the master restroom toilet. After flushing it once it looked like it was very slow to drain. It eventually did except the toilet paper that was inside the toilet. She told the landlord went outside and talked to the landlord. I explained everything to her, recommended to start off with the snaking the toilet first, which is the simplest task and if that does not work then I will give her the next couple options. Arrived at property. Tenants were having issues with a leak in there ceiling above there bedroom. after talking with the tenants, they explained that they came in last night and noticed that the ceiling had a pretty, constant drip, and they were not sure where it was coming from. I started by taking a look at the meter and seeing if the meter was spinning, but it was dead still telling me that there is no water being ran on the inside of the house. I didn’t take a look in the attic due to it being a slab house and found that the HVAC system was right above their bedroom where the leak was. I took a look around the HVAC system to see if I could find any pipes, but there were none. I then found that there was water inside of the HVAC pan telling me that the condensate line is backed up. KSPEHC was called out for a tub drain leaking into ceiling below. On site tech was able to see signs of corrosion and seal failure around tub drain. Tech provided option for tub drain replacement. Homeowner approved work to be performed. After install tech ran tub for several minutes to verify a good seal. No issues at this time.

Upon arrival, I was greeted by Mr. Baker. National leak detection managed to successfully locate where on the property the main waterline was leaking at. Once getting eyes on the location, I discussed an estimate with Mr. Baker for digging and repairing the PVC. He agreed to the estimate, allowing me to move forward. I uncovered the pipe and discovered that the pipe is 1-1/4 inch PVC. The leak was coming from a cracked coupling connection. I gathered the material needed and cut the section of PVC out. I utilized the swing joint style of repair for this circumstance. The glue was given optimal time to cure before pressure testing. The new joints held up. Most of the air seems to be purged from the system, but there may be some pockets left over. Mr. Baker was not concerned with covering the pipe with the dug up mud. So I partially buried it to ensure that it’s not exposed to the sunlight. Mr. Baker plans to regroup with us next week about the previously agreed waterline estimate. It w

Arrived at clients home for a water heater flush. Upon inspection found heater had been repaired and ad multiple new components.heater is 9 years old with a static pressure of 55 psi.
