Customer has had ongoing leaks in unit. They currently have unit above leaks into ms dwyers unit. Ms Dwyers mom is here and has access to both units. Downstairs is all down to the studs, upstairs is normal but water is off. I turned water on and ran water in bathtub as they said that’s where leak came from. Another tech was already out and did some work and was already aware of this but for some reason they sent me out instead of him. Water is leaking at tub drain. It is an old brass waste and overflow going into cast iron trap. Need to cut it all out and replace with pvc. This does require me to open wall on backside of tub in upstairs unit. We are not responsible for sheet rock repair. The mom got approval from both unit owners. I cut old waste and overflow and trap out. Transition to pvc and used new waste and overflow with new standard chrome trim kit. Drain is now lift and twist drain assembly. Made sure nice and tight with gasket and putty. I waited 30 minutes for glue to dry and

Exceptional service

Issue: customer had someone to install condensate pump but couldn’t finish installing it so needs help on finishing the install of the condensate pump. House has 1 system. I provided 3 different quotes to finish installing condensate pump, I did explained customer that pump needs to be plug to an electrical outlet and there isn’t one close by, customer said that he is having an electrician to fix some electrical stuff so he will ask him to install him an electrical outlet for the condensate pump but for right now he told me to just finish installing the pump and the the will give me an extension cord to connect condensate pump, I finished installing condensate pump and tested it in front of customer, condensate pump is operating properly, customer knows that there is no warranty since he provided condensate pump and it was halfway installed. I asked customer if I can check his system to see if it is cooling properly and he said that as long is free then is ok with him, I told him tha

Came out to The Quigley residence to give a estimate on a new meter for the garage.

Arrived at homeowners home. Homeowner was wanting a couple of thing done. He has a toilet in the hall bathroom that the flush push button on the top of the toilet is loose and missing the bolt holding it to the tank lid. Homeowner was also having issues with the downstairs tub/shower that the diverter was not working. The homeowner has already remove the old diverter and has the new one. He is just wanting a price to have it installed. I checked the pressure at the bottom of the water heater pressure was 70 psi. After taking a look at the water heater, we found that the water heater was from April 2025 and looks to be in great condition. After looking at everything I created a couple options for the homeowner. I went over options with the homeowner, but he was only wanting the toilet tank tightened up. At today’s visit, I spoke with Mrs. Susan. She was interested in getting a wall outlet added behind the tv. Additionally, she wanted a quote for having a flood light behind the house to light up the backyard. She did not wish to proceed with the wall outlet as holes would need to be cut in the drywall. Additonally, she wanted to see if if another person she knows would do it for her. The estimate has been sent over to her email on file.

I was sent to perform the agreed-upon work for Mr. Dean on behalf of my coworker as he was unavailable to follow through. The work was for replacing the entire main water service line from the meter into the crawlspace. After some clarity, the work would include replacing the pressure valve as well. With the dig crew on site, we moved forward with the work. I ran 3/4 inch black poly all the way through the yard. Hydraulic cement was used to patch up the hole at the exterior of the foundation. I adapted from the black poly into copper within the crawlspace. The new pressure valve is a Watts LFN45 double union model. A new ball valve was installed for the main shut off. A small section of 1/2 copper pipe for the spigot got replaced with white PEX as a part of the process. Mr. Dean also agreed to an up charge for replacing the thermal expansion tank. It was a swap out without any re-piping. The system was fully pressurized and inspected. There are no leaks on any of the new connections. T

I recommended to the customer that we replace the cast-iron P traps and the customer also wanted a new shower valve. That was a single handle. I cut out the old shower valve and the old drip ear 90 and ran new copper to the new shower valve and also ran new copper to the new drip ear 90. I also screwed in boards behind the valve and the drip ear 90 so that it was secure being that the old one was not secured anything.. I then climbed underneath the floor and cut back as far as I could on the cast-iron P-trap and replaced it with PVC. I also cut off the old stops and stubbed out three copper lines and put caps on them for when the vanity in new toilet comes and drywall. I then cut one of the bells off the cast-iron stack and tied on with a Fernco and ran PVC for the new P-trap for the faucet. Thank you for choosing keep smiling

Upon arrival, homeowner stated that their kitchen sink line was clogged. After further investigation. It was found that the clog was within inside the P-trap and the disposal. After messing around with the disposal, I was finally able to get it turned on, and the clog cleared itself within the disposal in P-trap. I also left the homeowner with a couple estimates for replacing the old disposal and for replacing the old kitchen faucet that is wobbly. At today’s visit, the installation of the car charger circuit occurred. This started by installing the 6/3 romex cable from the panel to the garage. In the garage, one hole was cut below the receptacle to create the required access needed to perform the drill from the garage to the basement unfinished room. The receptacle installed in the garage is made by hubbel. It is a Nema 14-50R receptacle that is EV rated and weather resistant. This was installed into a 2-gang old work box and the matching receptacle cover was installed over the receptacle. At the panel, two Classified Tandem 20A breakers were installed. This was done to create the necessary space to also install the 240v 50A 2pole breaker for the car charger. The labels for each circuit was relocated for the respective breaker. Upon completion of the work, the car charger circuit was energized. I verified proper voltage at the car charger receptacle and measured it at 239.8volts. Came out to the Pearse residence to install an outlet for a microwave that was originally a vent hood.The microwave is tied into other things inside of the kitchen on a 15 amp breaker which may trip did advised to re run circuit to a 20 amp dedicated.(will be a seperate charge if the microwave trips the breaker.)While the tech was here we also converted the original 220 outlet for the stove to 110 for a gas stove and down sized the breaker to 20 amps .(1 year warranty.)

Performed air gas test to home, pool heater, and unknown underground gas lines. Upon gas test found 1/2” gas valve and 3/4” gas valve leaking above surface. ( see pictures ) Replaced both leaking gas valves to remedy issues.

Came out the Vietvana residence to give a price on a punch list of items.

Upon arrival, customer stated that he had changed out his thermostat and the fuse was blown. Customer also stated that he had changed the fuse, but it still wouldn’t come on however, customer did not have safety switched in because the doors were not attached to the unit. system is running and cooling properly at this time no electric cooler, mechanical failure

Upon arrival manager stated that there was a leak somewhere within the building. His water bill has tripled and cannot find out why. After investigating it was found that the leak was caused in an adjacent building on a toilet either the flapper or the casing that the flapper sits on had gone bad allowing water to flow into the bowl lowering the water in the tank and the fill valve refilling it. After figuring this out, I talked to the manager, and he informed me that this is the renters problem and the renter at this time did not want to pay to have it fixed. At today’s visit, I spoke with Mrs. Beth. She is looking to have a 50A car charger circuit installed into the garage. Given the panel is located in the basement, I would need to cut a singular hole in the drywall to get the wiring into the garage. I provided an estimate to install a 50A charger circuit with the Nema 14-50R receptacle. Along with this, given that both panels do not have spare circuit capacity, I would install two tandem breakers to create two spaces for the 240v breaker. I provided this estimate to Mrs. Beth to which she agreed. The work has been scheduled for Wednesday between 8-12. At 470$ deposit was collected at today’s visit for the purchasing of the required material as well as to get the date locked into the schedule. Upon arrival customer stated that he was trying to install a bidet on his toilet and now it is leaking upon inspection I found that the tee for the bidet was cross threaded and I explained to the customer that the threads might be permanently messed up and won’t seal correctly I gave the customer the options of going out and grabbing a new tee for the bidet supply line or trying to reseal the existing one with no warranty and he chose to. Upon arrival, homeowner stated that he had a leak on two separate faucets in two separate bathrooms. The first leak was on a Roman tub valve and the other was on a wide spread faucet. Customer told me that after talking with Kohler support on the Roman tub valve that they have a lifetime warranty on their systems and he needed help removing the cartridge so that the Kohler representative can identify it and send him a new one. After investigating both leaks were found to be at the cartridge I also noticed that two of his stops underneath the upstairs faucet no longer worked. I gave him an estimate for removing both of the cartridges to figure out what was going on in the upstairs one and to take pictures of the Roman tub one to send to Kohler and to replace two stops underneath the faucet upstairs. Upon arrival customer stated that she had water coming down from her ceiling. I explained to the customer that in order to diagnose the issue I will need to charge a diagnostic fee and cut open the ceiling to see what is leaking. she agreed. Keepsmiling is not responsible for any sheet rock repairs. Upon inspection after cutting the ceiling out I found that there is 5 main trunk waterlines for some of the units in the building I asked the customer downstairs and upstairs if their water was on and they both said yes. I did not see any active leaks on any of the copper nor the poly waterlines in the floor joints I ran all fixtures upstairs in the neighbors unit and came back to the hole and still could not see where any of this water could have came from. I tested everything for about 30 min and I explained to the customer that I’m not getting any water from anywhere and that I would advise keeping the hole in the ceiling for a couple days and if it leaks again to take a video

At the pearse home they need an outlet installed for the motor of the tub. The other items to be repaired were the outside flood light and the loose outlet. The installation manual requested that a 20 amp Gfci to be installed for the motor. The plumber onsite provided the exact location where he wanted the device. I’ve installed it and left it on as requested by the plumber. They’ve informed to not worry about the cover plate. They would install it when they would finish their drywall. Circuit is labeled at the panel. The panel is very new and has a whole home surge protector already installed. The flood light that I’ve installed is a standard one. There’s no photocell, or motion sensor on it. It’s a simple off and on function as requested. I’ve also left them replacement bulbs in the box. These are par38 bulbs with color selection. The outlet in the room is now stabilized. The problem was the threads of the plastic box had been worn out. The #6 screw would no longer catch the thre

Customer stated that she had a leak in the ceiling. I started my diagnosis by cutting up the ceiling where the water was leaking from and pulling out a bunch of insulation after removing all of the drywall and insulation. I found a lot of water damage. I referred to her a restoration company, but she said that she was already using one. The 188 diagnostic fee will be credited towards any work.
