Tested m bath toilet and drain is clear,but fill valve in tank needs replacing customer declined at this time.

Customer has 11 year old water heater ,pilot out and water pressure was over 100 psi,would need special heater to be 18” diameter,emailed quotes,customer wants to think about it.

Install two customer supplied ceiling fans on a 13ft ceiling. Customer to supply 5ft down rods for each fan. Work off 8ft ladder.
We keep using Keep Smiling Plumbing for a reason, they arrive on time, the prices are reasonable and all the people we have worked with are very knowledgeable and informative.

Customer had concerns about the machine. The error code that was present appeared to say err but it actually read EST for E-Stop. The installation was not completely done correctly but it did get power. I was able test continuity to make sure L1,L2 were wire into the breaker. The ground is connected properly. The parts that I noticed that should’ve been addressed by the previous person who installed it are the straps, panel screws and connecting point. When I first came out to estimate the job the panel dead front cover was flush and now there’s a slight gap along with three total screws missed. Two for the cover and one for the dead front cover. The connection point into the panel was made open just enough to thread the connector to the panel box. This connection point should’ve been made bigger to pass the threads through and secured by using a lock ring. The last part is the sealtight conduit used for the circuit powering the machine is not strapped to the wall and currently rest

Ms.Allen walked me through some of the changes that she wanted to make. A chandelier to be installed over the tub to replace a 6in can light. The light over the was no longer working. The last item was to relocate a fixture from the center of the master bathroom to the closet. To install the chandelier over the tub A fan brace box was needed along with a medallion. This medallion is used to cover the larger hole that was made for the 6 inch Canlite. The bulbs needed for this fixture should be e12 bulb base. Preferably led. The light over the shower was no longer working simply due to a bad bulb. The previous baffle trim did not have a bulb in the center but a protective cover. Once you pull down on the baffle trim, it’ll allow you to replace the bulb. What I’ve done is installed a LED, retrofit Canlite and its place. This light is able to change colors with a total of five different colors to choose from. Currently it is on 3500 K like the majority of the lights in the bathroom. The

Mrs. Pfannkuche has leaking isolation valve for front outside spigot. Upon inspection found that water heater is 11 years old and is passed life expectancy. I gave Mrs. Pfannkuche options, however she optid to only replace valve today. Replaced 1/2” isolation valve for outside spigot, located in garage utility closet.

Upon arrival customer stated that they had a leak somewhere customer took me down in their basement and I saw that they had drop ceilings so I just quickly move some around I got my ladder I looked up a soon as I looked up I seen that the dishwasher hose was completely broken. I then went upstairs to check The dishwasher and I took it apart, and I saw that the hose wasn’t connected as well. I informed as to the customer and stated that this had to be of an installation gone wrong. She advised me that she’s going to get loads back out to fix the problem that they caused and the damage that they caused to her house as well. KSPEHC returned to perform diagnostic work based off restoration recommendations. Tech removed toilet to inspect flange. Once toilet was removed tech noticed a failed flange. This failure caused immediate damage to the subfloor causing it to be weak and saturated. Flange needs to be replaced.

The Rolla’s were experiencing an active leak from above their living room. Upon removal of drywall found 3/4” hot water main leaking where it went through joist. (See pictures). Repair 3/4” PEX line up to 2’ to remedy issue. Keep smiling is not responsible or drywall damages.

Upon arrival, I was greeted by Tomica‘s mother. Tomica owns the home while her mother lives there as well. Tomica was unavailable during this visit. Her mother met me at the garage to show me the minor leak that has recently been discovered. The water heater is old; which accounts for this small leak to have finally happened. There is also a second leak somewhere on the water pipe for the nearby hose spigot. The part that is leaking is inside of the exterior wall right behind the water heater. The isolation shut off is currently in the off position in order to prevent the pipe from continuing to leak. The T&P for the water heater is also tripped, allowing a steady stream of water to run out from that pipe. The water pressure cannot be verified due to the current status quo. The current set up has a thermal relief valve rather than a thermal expansion tank. I assessed for a plan of action and put together some options. Today I Disconnected the old gas line that is running across the ground in the backyard and replaced it by digging a trench along the foundation wall and burying 1 inch tracpipe gas line in the trench and retied into the 90° elbow that is bringing gas into the crawlspace. 1 year warranty

Technician performed tune up on 9 year old straight AC split system. Blower motor is pulling normal amperage. Filter is clean. There is a 20 degree temperature difference. Outside pressures are in normal range. Unit is hitting target sub cooling. Capacitor was getting weak. After informing resident I was given permission to replace. Compressor and fan motor both pulling normal amperage. No other faults found. Resident is interested in a new smart thermostat. Upon arrival customer claimed they had a leak coming from their toilet on Saturday but since then they had the water off to that toilet and nothing was wet when I got there. They had the water off and I spent maybe 10 min trying to find a leak by flushing it and letting it run. But no luck. They mentioned that the toilet was pretty old and thought maybe something was wrong with it. I made up a couple option and presented them to the customer knowing the toilet is pretty old. I gave the, an option to rebuild the insides to have that peace in mind. And another one by replacing the whole toilet and including the supply line for free. They chose the rebuild due to not knowing how the flange could be underneath After finishing I made sure nothing was leaking Everything comes with a 1 year labor warranty. Checked pressure, it’s at 55

Upon arrival, customer stated that they had a leak under the kitchen sink after sometime running the kitchen sink I turned on the garbage disposal and it started leaking from the bottom. The customer informed me that in the past she had put a bunch of spaghetti and had an issue with the garbage disposal where she put too much food in it. I informed her that it’s not the same situation because water is leaking from the bottom and there’s no repair that could fix the existing garbage disposal. I gave her an option for a 3/4 disposal she just went with a half horsepower disposal. Upon completion of work I checked for leaks. There is no leaks. Customer stated that the toilet on the main floor was not flushing properly. When I arrived at the customer home and looked at the toilet I saw that the reason for that was the handle was deteriorated and not strong enough to pick the flapper up. I then saw that the washers that are at the bottom of the tank were withering away at the smallest touch. I then informed the customer of this and brought up the idea of possibly having the toilet itself be replaced so that there no investing into a toilet that could have a lot more failures. I then gave options to the customer and she suggested to go get a toilet and we come back and install it. I informed her that we can do that but we can not warranty the toilet it self but only the work to install it.

Upon arrival customer claimed to have a leak coming from her toilet. She said it was coming from the line connecting to the toilet. After inspecting it. The supply line was leaking onto the floor. I gave her an option to replace the supply line and she agreed on it. I also mentioned that after I replace it I will be checking pressure at her water heater to verify the psi is at a safe amount. After replacing I turned water on to test and no leaks were seen. I then checked the psi and it was at 130psi. I gave her another option on replacing the prv but she did not want it done today. To preform work on Friday 3/28 to install new 50 gallon water heater in basement.

Arrived at homeowners home. Homeowner had a bunch of things going on that he wanted me to look at. We started with the kitchen faucet due to it leaking from the sprayer when it is turned on. After looking at it, I found that the sprayer head was not screwed on correctly causing it to leak. I tightened up the screw and that fixed leak. The homeowner also had two other toilets that had response on the floor due to the tank bolts rusting. Also in the upstairs bedroom bathroom, the tub and shower faucet constantly drips. After looking at everything with the homeowner, I explained that I would like to check the pressure because pressure can make the shower cartridges in the showers. Go bad causing them to leak so I wanted to make sure that that is not the issue with the upstairs tub. I check the pressure at the bottom of the water heater in the basement and the pressure was 60 psi. I explain to the homeowner that that is perfect that it is supposed to be between 50 and 75 psi. Arrived at Mrs Parkers Home greeted her, she told us we could continue our work , started by removing all old outlets and gfcis switches (upon taking out switches discovered there were roughly 12 burned/damaged) and then we replaced them with new ones , checked work all devices were working. Cleaned our trash. Closed out with mrs parker.

Customer needing to replace 3 ton system legacy

Upon arrival, I was greeted by Mrs. Alemu. She brought me to the water heater within the basement to show me the leak that they have recently been dealing with. I ended up noticing three separate leaks coming from pipe connections above the water heater. These three leaks were a combination of polybutylene pipe, CPVC pipe, and a shark bite connection. The water heater appeared to be fine. The thermal expansion tank was fine during the assessment process. The water pressure would need to be verified after all leaks were fixed. I provided an estimate for repairing these leaks. Mrs. Alemu agreed to the estimate, allowing me to move forward. Towards the end of re-piping everything I inspected the thermal expansion tank again. These can sometimes fail when you turn the water off and remove them. That’s what happened in this case. I addressed this with Mrs. Alemu and agreed on a price for replacing it. Outside unit capacitor is good. Pressures were a little low. Explained to resident that due to age of system, she might want to consider system update. She opted for adding refrigerant for now to at least get through the summer. She will inform us on our fall visit when if she is ready to speak with our comfort consultant.
