After inspection, the hvac department will need to come out to put a new collar around the vent piping to stop back pressure from coming into the closet.
On arrival inspected downstairs 2.0 Ton heatpump system for adding supply and return vents. Measured square footage approximately 1600 sq ft. Discussed adding dehumidifier to pull moisture from basement. We will create an estimate for adding supply and return air ducts as well as turning heatpump horizontally to be able to add proper size supply trunk lines as well as adding dehumidifier. Found upstairs system was freezing on outdoor coil which could indicate system was in defrost mode or possibly low on refrigerant, discussed findings with homeowner and decided on a warmer day we would return to check refrigerant charge and perform electronic leak detection if necessary. Upon arrival customer stated that the handle for the shower valve that I swapped a cartridge in is loose and falling off. Upon further inspection I found that the rohl intermediate handle assembly had popped off at the seam where the handle screws into it. I let the customer know and she ordered one while I was there. Today I got them back up and running by glueing the piece back on to the handle assembly and let the customer know that this is a temporary repair until she gets the new assembly Thank you for choosing keep smiling, plumbing, electric, heating and cooling! KSPEHC was called out for a lavatory sink that is disconnected from the wall. On arrival tech saw the lav sink was being held up by a piece of 1”x4” wood in the far right bathroom behind the forklift parking area. As tech inspected the sink he noticed water was already off to the faucet as well as both of the mounting brackets behind the sink were missing. The holes in the wall were there suggesting they existed at one time. Tech originally proposed removing the sink and installing new mounting brackets then reinstalling the existing sink. After researching the brackets it was clear that the only way to get them same day was to purchase and install a new sink. Tech presented this option to management. Approval was given for tech to install new wall mount lav sink. During install tech noticed that the existing p trap was damaged due to the sink leaning down and bending the neck of the trap. Installed 13 T6 thermostats. found 3 hanging 1995 Lennox LF24-200S-1 gas furnaces that need ignition modules and one 1995 Lennox LF24-300S-1 that needs a enducer motor. we will check parts price and availability. we will forward email as soon as possible. we will also send a quote over for conduit and thermostat wire relocation that need to be done for 2 other units. Yesterday came out to Mr and Mrs May’s property because they needed a cartridge replaced in their hall bathroom shower they had bought the cartridge online from rohl when I pulled the old cartridge out I noticed that rohl had sent them the wrong one. They decided to order the correct one and have it over night shipped to the property Today I returned and installed the new cartridge. Upon arrival, customer stated that she had been smelling gas occasionally after using her stove for a couple months I let the customer know that we could do a gas test for a diagnostic fee. She stated she would like to get a appliance company out here to make sure it’s not the stove itself before she does a gas test on the system
Number stated that she had a few large water spots in her front yard and that the city came out and told her that it was not on her main waterline, but it was on an irrigation system upon further inspection I found that the line was leaking in multiple spots and gave the customer an option to fix the issue she said she would like to call an irrigation company to come out before she decides what to do Thank you for calling keep smiling plumbing, electric, heating and cooling!
Upon arrival, customer stated that they had a shower that they could not turn off upon further inspection I found that the gears inside of the rohl shower cartridge have been stripped. Customer said that they had a new cartridge for the shower already delivered to the home I gave customer a price to swap out the customer supplied cartridge and they agreed after taking everything apart and pulled out the old cartridge. I found that rohl had sent them the wrong cartridge. I got the old cartridge to close by manipulating the gears Water is back on to the home and the shower is holding pressure Keep Smiling can not be held liable for shipment of wrong parts Replace failed rohl shower cartridge with a customer supplied shower cartridge ordered from rohl. 3 month labor only warranty A return trip will need to be made at a later date to replace the cartridge

Electrical Diagnostic: Lighting Outage. After Diagnosing the outage at Mrs.Halls home I found the light above the door was not sealed and had severely eroded. After discussing options with her she opted to change all three of her outdoor sconce lights, 3 Single Pole Switches, 2 3 Way Switches, Wire ReInsulation, and 3 Weather Seals. I also relamped one of her Ceiling Sconces for no additional cost.
the tub spout was stuck and not diverted to the shower. Removed and replaced the tub spout and caulked around the top side. Tested for leak and got the ok from the customer.
Provided plumbing estimate to relocate a laundry room
At todays visit, Mrs. Minton and Mr. Boyd are looking to have an all in one washer and dryer installed into a closet off the living room. With this, they were looking to have the electrical outlet moved to this location. The existing stack unit is running off a 240volt 30 amp circuit. This could be relocated by installing a junction box where the existing outlet is, drilling outside through the concrete, installing a conduit to run along to surface of the exterior of the home and drilling back into the closet where the dryer receptacle would be set. An estimate was worked up for this option. The combo washer and dryer they have been looking at is a 120volt unit. This unit specifically would require a dedicated 120volt circuit to power the unit. The issue with this would be from the existing electrical panel as it is a Federal Pacific Stab-Lok panel. This panels have lost their UL listing due to the known issues of the fire hazards they create/pose due to the breakers not tripping in a
$79 Dispatch fee The tub shoe in the upstairs kids bathroom was nonfunctional. Removed the old tub shoe and replaced back with a new JB style tub shoe. Filled the tub to the top to make sure it would hold up the head pressure. Drained and checked for leaks. Replacing the tub shoe fixed all issues.
Leak in front of meter under sidewalk,dug up and found break in pvc adaptor,cut out and repaired back to meter.
OPo: 25806 At today’s service, two ballasts were supplied by keep smiling and replaced in two 2x4 fixtures due to them not functioning. With the new ballasts in place, the fixtures are back in working order. We also replaced 7 bulbs in fixtures around the office. The bulbs were supplied by Ogden and replaced as a courtesy.
On arrival inspected four commercial rooftop gas units for no heat. After turning on main gas line at front of property continued to diagnose systems. Technician was able to get 3 out of 4 fired up and running. Upon inspection of fourth unit it did fire up and start to heat, however shut down after about 5 minutes. Technician continued to diagnose systems and found once again they were not getting gas to valves or improper pressures to gas valve. It is recommended to have gas lines checked by a commercial gas contractor to resolve issue of no gas to units. Systems are operable, however not at this time due to lack of gas. Once gas is finally restored at proper pressures systems then can be reset and and started. Discussed findings with property management and they mentioned they may have some ideas as to what is going wrong as they’ve had some gas issues in the past with the neighboring warehouse. Also technician would recommend replacing all air filters on RTUs, it will require 8- 16x
At today’s visit, Mr. Wilson was looking to have a 240v car charger installed due to a recent purchase of the new Chevy blazer EV. The vehicle came with a charger and 240volt adapter up to 40amps. An estimate was built for a 40amp circuit from the panel to the end point of the car awning outside of the home. An outside rated Nema 14-50r receptacle box will be installed for the charger to plug into. This work has been scheduled out for January the 3rd between 8-12 in the morning. Job total of 2,290$ with Keep Smiling Co. supplying the breaker, wire, receptacle enclosure, and flexible conduit. Mr. Wilson is supplying the charger.
At today’s visit, the driver in the women’s room recessed fixture was replaced. Keep smiling supplied the driver which did have to be ordered. 5 total were ordered. The remaining 4 were left in the electrical store room in this location. With the new driver installed the recessed can is back in working order.
Inspect and sign off on the certification of all low flow fixtures for DeKlab county. (Collected on first visit -$350) removed old shower head in hall bathroom, installed new customer supplied handheld shower head. Removed old kitchen faucet and installed new customer supplied shower head. Removed old basket strainer, replaced back with new customer supplied garbage disposal.
Replaced 15 year old RL94 Rinnai tankless water heater with RE199 Rinnai located in difficult access crawlspace.

Building #1 - On arrival began to inspect warehouse (poison room) for no heat. Found a Carrier RTU heatpump not heating. After further inspection found only heat strips were engaging. With temperatures dropping below 32° F it is very difficult for heat strips alone to keep up. Found there was a failure in compressor relay and replaced. System now heating as it should. Technician inspected remaining five RTU systems for main office. Found that 2 out of the 5 have failures. RTU1 has a malfunctioning furnace control board (ignition module) failure. RTU2 has a failed gas valve (solenoid not engaging). Customer states he would like to repair at least one of these two at this time. Left estimates for either repair. Building #2 - Inspected all thermostats. After gaining access to rooftop inspected 2 out of 4 systems. RTU1 has a gas valve that has failed. After moving on to RTU4 found that gas meter at building is possibly turned off. Inspected meter and found one of six gas leads into buil
At today’s visit, Mrs. Kimberly is looking for an estimate to have her smoke detectors replaced in the home with new hardwired detectors as the existing ones are past expiration. As she has an attached garage, it warranted the carbon monoxide protection as well for the residence. The carbon monoxide/smoke detectors would be located in the common areas of the home specifically the living room and upstairs hallway. The bedrooms would get regular smoke detectors. This estimate was worked up and a first time customer coupon of 50$ was applied as well. This estimate has been emailed over.
