Homeowner has two lavatory sink stoppages in their master bathroom. Both sinks have really slow drains and need to be cabled. During drain cabling, we will disassemble both drains and inspect for potential issues 3 month warranty on drain flow. Cleared both lavatory blockages. The Dulaney family noticed a small water stain on the ceiling in the laundry room. The house pressure is good around 80psi. Work preformed off sold estimate. Upon arrival we shut water off from the meter and hang dug the new water line trench due to utilities being so close by. After fill water line was trenched, we used 1 inch PEX to run the new water line. We had to penetrate a new hole thru the foundation of the house thru the garage. After new line was installed and back filled, we ran the water line approximately 25ft among the garage wall with hangers to secure the pipe. We also insulated all the pipe that was inside the garage. I installed a new water shut off valve as well as a new zurn PRV to regulate the pressure in the home. After the connections were made we turned the water on to make sure all of our connections were free of leaks. We used hydraulic cement to cover the excess space that was drilled for the new water line. I turned on all the water in the home to air out the system. I checked the new psi and it was at 45 psi. Mrs. Manning has purchased a RO/Alkaline point of use water filter from China, that she would like to have installed. Upon inspection found that this particular filter will not work with her kitchen faucet and does not have an option for a separate dispenser. I gave Mrs. Meaning options to use a different system or change the faucet. However she will need countertop company drill more holes in her countertop to make different faucet work. She stated that has to rethink the whole project now and will get back to us.

Upon arrival customer stated the basement bathroom toilet was clogged upon further inspection I found that the blockage was inside the toilet and not the main line so I used a Hand snake (auger) on the toilet in basement bathroom to clear blockage in toilets ptrap

On arrival found older Emerson programmable thermostat has failed. The programming is changing set temps at random intervals. Replaced with new Pro T721 thermostat and tested system. Mr. Dudley needs a quote to run gas line for future generator. Upon arrival Snellville heating and air was on site giving quote for same job. After inspecting work, I found that it was a half inch pex cold line going through the floor and to the toilet. Upon arrival, Mr. Fritz, stated he was smelling gas coming from a fireplace that he used to have some gas logs in, upon further inspection I found that the gas leak was coming from the 3/8 inch gas line that was branched off of a 1/2 inch gas line in order to feed the before mentioned gas logs I eliminated the leaking 3/8 gas line and capped off the 1/2 inch gas line after the gas valve for future expansion. 1 year warranty

On arrival performed heating maintenance inspection on one 2018 model Goodman heatpump system. Checked and replaced one 20x23x1 media filter and dated (had to be custom fit to 23”). Checked all electrical and mechanical components. Checked blower motor and blower wheel, evaporator coil, DeltaT (in cooling mode) 20° split between return air and supply air temperatures, heat rise (heat mode) and have a 30° heat rise, condensate drain line, voltage, amperage and capacitance. System is heating and cooling properly at this time. Homeowner inquired about EcoBee thermostat with room sensor, left estimate for EcoBee without sensors and one estimate with sensors and Alexa. Upon arrival, customer stated that he was wanting an estimate on roughing in a shower valve and to adjust the drain to be an offset shower drain customer explained to me that he would be ripping out the old tub and pouring the pan and tiling himself. Customer was left with two estimates one for roughing in the shower with Keep Smiling jackhammering the concrete floor and one for roughing in the shower with the homeowner jackhammering the concrete floor.

On arrival to no cool call found safety pan had water and activated the safety float switch. After inspection determined that the pvc condensate drain line to condensate pump had clogged up. Vacuumed water from pan. Cleared drain and flushed condensate pump with several gallons of water to ensure pvc drain and pump was clear. Discussed furnace tuneup with homeowner and she decided to do one furnace tuneup today. She is also interested in our maintenance club membership but wants to discuss with her husband first as they have three systems in the home. Arrived at homeowners home. I was to work off estimate for 581 two dig up yard Spicket and remove it because we thought it was leaking. Upon digging down we found the original line was galvanized. I informed homeowner that we would not be able to make a repair on the galvanize line, he was and the leak was not there. Shower is leaking non stop. The shower cartridge will need to be replaced to stop leak. Install new oem cartridge for shower.Also we will need to install tub stopper. 1 year labor warranty.

KSPEHC was called out for a water heater issue. 20 yr old gas water heater not providing hot water. On arrival tech was taken to the attic where the unit is located. Tech checked pressure at bottom of water heater and saw the reading at 80 psi. Tech explained that this is the maximum allowable pressure by code however this also means that the regulator has failed. The regulator is only designed to allow 75psi from the manufacturer. So the moment it reaches anything over 75 the internally integrity has been compromised and needs to be replaced. Tech then was able to provide estimates for new gas water heaters to include 40 and 50 gal options with 6yr or 10yr warranties. At this time homeowners would like to discuss their options before making a big purchase decision.

Homeowner currently has large leak on their main water service line that is feeding the house. Pipe currently runs up the side of the home underneath all the large bushes and shrubs. Entire side of the yard is eroding away into the neighbors yard from the leak runoff. Leak appears to be directly underneath the large bush/shrubs. Recommend replacing the water service line from the house to the water meter to bypass entire old line.
