Issue: main floor system isn’t cooling due that system is low on refrigerant. House has 2 systems. Furnace is gas Rheem about 21 years old located in the attic and it does main floor. It has an air filter 14x20x1 that is dirty, suggested to replace it. Found blower motor bearings wearing out, suggested to replace blower motor with its capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Found control board with some resistors that have been overheating, suggested to replace control board. Condenser is 2 tons Rheem about 21 years old located right side of the house with R22 refrigerant. Found outdoor unit not powering ON because its breaker is OFF, I asked customer if someone turned it OFF because it is OFF, it doesn’t look like it tripped because it wasn’t on the tripped position, he said that he doesn’t know if someone turned it OFF because he doesn’t really spends too much time at home since he is a truck driver, I turned it ON and outdoor unit started operati

Upon arrival manager stated that the shop bathroom had four clogged toilets. After investigating, I found out that it was a mainline blockage, causing all four of those toilets to back up. None of the surrounding drains were connected before the clog. after discussing with the manager, I got approval to pull the toilet and run an auger through the main line. The clog was most likely caused by a bundle of toilet paper, blocking the line from draining. Technician came for no cooling call. Upon arrival, technician set thermostat to cooling. Both indoor and outdoor units came on. After diagnostic check, found capacitor to be good but the refrigerant pressures were low. Informed resident about pricing for refrigerant. Arrived at homeowners home. Homeowner was having issues with the kitchen sink leaking into the laundry room downstairs. After talking with the homeowner I had her show me the kitchen sink along with the laundry room downstairs. I went back up to the kitchen sink and had the homeowner run water while I was looking at the drains underneath and immediately saw that the drains were not hooked up to the basket strainer. I showed the homeowner and explained that the drains are supposed to be connected to the basket strainer, but due to her basket strainer being so rusted that it has came apart. I explain to the homeowner that we would have to replace the basket strainer in order to fix the leak. I also explained that I would have to check the pressure to make sure that the pressure is in working standards. That way I would be able to warranty my work. From there i went to the water heater to check the pressure but found that the water heater has a plastic drain so I did not check the pressur

Upon arrival customer stated that she is having her bathroom remodeled by a contractor and the contractor said that her counter tops need to go back and get recut because the top mount sink will not work. At today’s visit, I spoke with Mrs. Caprice and Mr. Jones. They informed me that they have been having an ongoing issue with the breaker for the dishwasher tripping periodically. If the breaker is reset, the dishwasher will run again for a time before tripping back off. I inspected the breaker and brought the past trip code back, and determined the breaker had a sequence of 5 blinks on the test feature. This told us that there was a ground fault which triggered the breaker to trip. I provided an estimate initially to replace the receptacle controlling the dishwasher with a gfci and swapping the breaker in the panel to a standard. This was agreed to, however, once work began, I observed the receptacle I had believed controlled the dishwasher had actually controlled the disposal. Therefore, I determined the next solutions would be to either add the receptacle to power the dishwasher from scratch using the hardwired cable currently delivering power to the appliance, or to swap the breaker

Customer has another leaking toilet in home. This time in master the toilet leaks heavily when flushed from between tank and bowl. Water was on floor behind toilet when I arrived with water off. When I turned on to flush toilet water poured all over floor. The tank to bowl bolts have rusted through causing leak. I gave options of completely rebuilding the existing toilet tank or replacing toilet. Customer chose to replace the whole toilet. She approved quote and I used po to purchase new toilet. I returned and installed new kohler comfort height elongated toilet with new wax, bolts, braided steel supply line and soft close seat. I caulked around base and toilet is secure. I flushed several times and works properly with no leaks. I hauled away old toilet and box. 1 year warranty on all work completed by me. Water pressure on home is good. Total quoted charge after discounts is $903.80 paid today via credit card. Po was used for toilet. *Could not tag valves as dogs were in garage*

There is some water at emergency drain pan and top of return plenum, according to customer the system was full of ice yesterday, so this water is related to ice melted, but I showed customer that is been happening for a while because emergency drain pan is rusty and some parts do the furnace too. Blower motor has been replaced in the past, found blower motor bearings wearing out, suggested to replace blower motor with its capacitor. Found blower wheel dirty, suggested to pull it out and clean it. Found control board with a resistor that has been overheating, suggested to replace control board. Changed out to 16 x 25 by one air filter that was clogged however upon further inspection, it was determined that her indoor AC coil is frozen throwing off the pressures for the unit possible Freon leak of an R410 a system straight AC and coil with a gas furnace upflow in an attic needs a follow up tomorrow customer opted to pump system up with Freon. My recommendation is a full system replacement cannot guarantee her system will stay running and cooling properly. She has not fixed the initial problem, which is the leak in her system. Customer also opted for a second opinion or system replacement.

Upon arrival, customer toilet was pulled and whole bathroom line was clogged. Ran small machine down pipe and hit what seemed to be soft tissue clog roughly 40’ into the pipe. Cleared line after some time, ran camera and line was completely clear. Reset toilet with new closet bolts and wax ring and caulked to floor. Upon arrival, customer stated that her shower did not get any hot water. She told me that she got hot water everywhere else. However, upon turning on the water in the shower, there was hot water, except it didn’t get as hot. I suggested to the customer that we should replace the cartridge just to play it safe. I decided to go check the water heater. Make sure everything was running right. Upon going in the crawlspace, there was a broken drain line. Customer was not aware of it. I gave her a couple options of the things I saw she just wanted to get the drain line repaired so she wouldn’t have any more leaks in her crawlspace. I repaired the drain line tested for any leaks. Upon arrival, customer stated that she had a leak coming from toilets. As soon as I flush the toilet a couple times, I seen that it was leaking any time I flush the toilet, indicating a bad wax seal or possibly a bad flange. I gave the customer a couple of options, including replacing the whole toilet, and I gave her a price to pull and reset that toliet. And I told her about the possibility of it being a bad flange as well. She went and approved my estimate to pull and reset the toilet and inspect the flange upon taking out the toilet I seen that there is little to no wax on the actual flange. The flange was in perfect condition customer just wanted to keep the toilet since you already had some of the parts replaced in the toilets. I have checked pressure as well before I started any work pressure at the house with sitting at 60. I put back the toilet check for any leaks there was no leaks. There is a 90 day warranty. Arrived at homeowners home. Homeowner had kitchen sink that was backing up. After talking with the homeowner she explained that it has been backed up for about two months and she has poured Drano down it but it has not gone down. I explained that it is most likely a grease blockage so I explained that I would have to pull the P-trap apart and run a flat shaft and then a sewer machine through the P-trap with the attempt to clear the blockage. The homeowner accepted. I took apart the P-trap and ran my flex shaft, then ran my sewer machine and was able to get through the blockage. I went out to the clean out and was able to see my sewer machine cable. I didn’t hold my sewer machine back and forth to clear up any obstructions, then put the P-trap back together and filled the sink up with hot water and dumped it the sink drained fine. Technician came out for no cooling call. During inspection, technician found thermostat wiring from the condenser in puddle of water. This is what more than likely blew the fuse in the furnace. Like was already ran in black polyethylene but entered the home too high causing a stress break. Drilled new wall penetration and made proper connections. Found dual run capacitor weak reading 39.1 out of 45 mfd at the compressor side and 2 out or 5 mfd at condenser fan motor side, this is putting more stress at compressor and condenser fan motor, suggested to replace capacitor. At the Morris residence they needed couple of items to be done. Install an outlet, install another outlet with diagnostic, and convert a dry outlet to 120v outlet. Only the dryer outlet project for today. Before starting they’ve informed that a previous electrician worked on the system. The space in the basement has been finished. The electrician prior is no longer working at the home. I did explain to the homeowner that the previous installation of the tandem Siemens breakers don’t belong in this panel. While retrieving parts I did notice a new model of tandem breakers will work in the panel. The new acquisition by ABB over GE’s electrical division has created tandems for this model of panel. Replace dryer outlet and installed a gfci which is receiving 124v. Ready to be to work. At the panel I’ve removed the two pole breaker and added a single pole breaker. I’ve also changed the label to reflect correctly. One year warranty parts and labor.

Airhandler is Goodman 5 years old located in the attic, it is zoned with 2 thermostat to do upstairs and downstairs. It has an air filter 20x20x1 that is really dirty, suggested to replace it, customer opted to replace it, replaced it, advised customer to replace air filter every month because of her Dog. Found blower wheel dirty, suggested to pull it out and clean it. Heatpump/condenser is 3.5 tons Goodman about 4.5 years old located right side of the house with R410A refrigerant. Refrigerant pressures are good. I tested dampers and they are operating properly at this time. System currently cooling with a Delta T of 18.6 degrees at this time. I didn’t find anything that could have cause system not cooling for upstairs, I asked customer exactly what happened and she said that this week the temperature for upstairs isnt satisfying, temperature is 77 or 78 degrees upstairs even though that she

Installed new Bradford white 50 gallon electric water heater. Install included hot and cold piping up top with ball valve shut offs, expansion tank mounted, relief line connection, electrical connection, pan capped off. Installed new main water shutoff and prv. Turned on water and. Necked all work for leaks and proper function. No leaks found at this time. Set pressure at a healthy 55 psi for cpvc pipes in the home. Meter is no longer spinning meaning there are no more leaks present in the home at this time. All work comes with 1 year warranty parts and labor. 10 year manufacturer warranty on tank.
