The Modi’s have an 8 year old Rinnai tankless water heater that keeps shutting down with code “11” which is a no ignition code. Mr. Modi stated that they are the original owners of home and have never descaled unit. Upon diagnosis found significant lime scale build with hot spots on both ends of heat exchanger.(see pictures). Also found that igniters are deteriorating, which is causing code “11”. (See pictures) Heat exchanger require a descale every couple of years to keep warranties, performance and efficiency. Lack of descaling causes too much build up on heat exchanger and will eventually cause heat exchanger to fail. Igniters should be pulled and cleaned every couple of year to keep there functionality. However igniters in this application typically last 5-10 years. Recommend replacing entire unit due to poor heat exchanger health. However I gave The Modi’s options to replace only igniters, if they decide to go that route. Will give diagnostic credit towards replacement.

Came out to the Dominey residence to install a brand new bath fan in the master with a new stacked switch as well as a a bath fan replacement in the guest bathroom. Not responsible for drywall damage. (1 year warranty)

On arrival, homeowner stated that he had an unknown leak and did not know where it was coming from. After further investigation, it was determined that the leak was in the yard somewhere based off turning the main shut off valve for the home off and looking at the meter still spin. After explaining this to the homeowner, I gave him the option of replacing the line because I felt that leak detection would not benefit him in this circumstance. After explaining everything to him, he wanted me to perform the work. We began by runing water lines for the inside portion of the house. After that was done we then cut off the water main and started digging a trench for the new line. After the trench was dug we inserted the new pipe and connected it to the meter and in the plumbing inside and turned water back on to test for leaks. After water was cut back on I made sure that there was no leaks within the home or outside of the home and that everything was functioning properly. As at this point i

Replaced valve cartridges in main floor guest bath and basement bath showers, replaced stems and seats in main floor powder room lav faucet, performed a minor toilet rebuild in master bath and cleared tub drain in upstairs son’s bath.

Came out to the Cortez residence to give an estimate on Ev charger that’s about 200 ft away.

Mr.Rahman would like to have three chandeliers installed. One in the living room, second one in the dining area, and third one in the bedroom. He would also like to repurpose those ceiling fans being removed and installed them in two different bedrooms. These bedrooms have existing fan’s currently. I’ve explained to him that there’s a strong possibility that we’ll have to frame some of them out to handle the heavy load. Currently two of the locations are using ceiling fan boxes but are rated for up to 50 pounds. If there is a joists then this would not be so much of an issue. Additional help will be needed throughout the installation of the fixtures. A total of three people will be need for one that is above 100 pounds. In the event that it needs to be framed before installation. We will have to frame it then you’ll have to find a drywall expert to repair it before installing the fixture. Upon arrival homeowner stated that the toilet was not working properly and constantly running. After investigating I couldn't actively see the problems with the toilet at the time but gave a rough estimate to the homeowner what it could be based on the description that she gave me. That roughy estimate was for the replacement of the toilets fill value not that was not cutting off the water flow when the toilet was filled up. After explaining the situation to the homeowner I gave her an estimate for replacing the fill valve. The homeowner accepted and I began work. Upon arrival customer stated that they got two toilets that they wanted me to install upon looking at the toilets I seen that it was a one piece toilet with a special flange that needed to be installed I seen that they had this flange already installed but I could tell that they had it installed wrong. I gave customer two prices for each toilet. Customer just wanted an estimate again the estimate is good for 30 days. Dispatch fee was waived. Thank you for choosing keep smiling

Upon arrival customer stated that he had his supply line on his upstairs toilet that was leaking he show me a picture where I seen that it had actually snapped I also seen the emergency stop was not closing all the way so I gave the customer a couple options that including the emergency stop and the failed supply line for the toilet. Also, he showed me the water heater that we installed back in 2023. He had a couple inspector saying that it wasn’t up to code. I put a drain on the T&P line since that’s why the inspector was failing the water heater. Customer went with my estimate I replaced the emergency shut off valve and I replaced the supply line. I left the supply line with a customer so he has that to show insurance and I put a drain on the water heater so It can pass inspection.
