Gas leak on 1 inch coupling going into the house. We will need to undo gas line from meter to get to coupling. We will re install 1 inch black iron coupling. Re spray black iron pipe with galvanizing compound to ensure no corrosion or leakage. Test for leaks. Comes with 1 year warranty.

Upon arrival customer stated that she has a leak that she thinks is coming from one of the toilets upon my inspection I found that the leak is coming from where the supply line connects to the fill valve and also a small drip from where the fill valve connects to the tank I also observed that the water has leaked under the wall and into the hallway and has buckled a lot of the hardwood floor and there is also water leaking into the basement I presented the customer options to get these issues fixed and she stated that she has been in contact with her home insurance company and it needs to call them to get approval and the funds Thank you for calling Keepsmiling, plumbing, electric, heating and cooling!

Returned to customers home for 2 new issues. He did get restoration company out that took down lots of sheet rock in garage and pulled up floor and vanity in master bathroom. Restoration company showed customer 2 additional issues. 1st was a nail was hammered into sewer line in garage ceiling. This has obviously been here for many years and it never showed signs that it leaked. I did pull nail out and used epoxy putty to seal the small hole. Putty cured in 15 minutes and it’s rock hard. No leaks on drain line. The other issue when vanity was removed the left side individual shut off valves were constantly leaking. They put caps on them but also still dripped from packing nut. The right side valves appear to be fine but are same exact style. This is also the bathroom that had the valve blow off from toilet. I recommended to replace all 4 valves since the vanity is not here and everything out of the way. The bathroom will have all stops in it brand new stainless steel quarter turn ball v

Customers hall toilet was having issues. There was water on floor on back side. I found this to be coming from tank to bowl bolts. They were completely rusted out. Customers toilet was also slightly running and when flushed fill valve screamed. I recommended 2 options. Completely rebuild the toilet tank or replace toilet. Customer wanted be to do rebuild. I completed the rebuild today. I removed tank and put new flush valve and gasket, bolt kit, fill valve, flapper, handle, and braided steel supply line. Toilet is working good as new and I flushed several times and see no leaks. As a courtesy I reapplied new caulking around base. Water pressure was normal on home. 1 year warranty on rebuild. Total charge paid today is $363.90

Customer has dripping shower in downstairs bathroom. When I arrived today it wasn’t doing it anymore. She also says there has been water dumping from pipe outside in back. I discovered this to be expansion valve. I checked water pressure on home and it is 150psi. Way too high of pressure and explained how that affects everything. I said her pressure reducing valve needs replaced. I told her in most cases everything will fix itself when pressure is back to normal. Also sometimes the damage has been done and some cartridges will need replaced. She approved work and I installed new regulator and threw in new quarter turn water valves. Water is on and working properly. She has water leaking into basement from around pipe in foundation wall. Her water line was replaced by another company not long ago and she says it leaks every time it rains. I tried to put some cement around it by there’s just too heavy of water coming in and keeps washing it out. Needs to be applied when completely dry. I

Technician came out for no cooling call. Upon arrival indoor unit was working but the outdoor was not receiving 24 volts. Could not find issue on initial diagnostic check. Technician reset system and it began operating outside. Resident informed me that they did have the power go out briefly recently. Refrigerant pressures are in normal range. Capacitor was falling below nameplate reading. After informing resident, they agreed to have it replaced. Replaced with new capacitor. System is now operational. Customer has been away from home for several months. He had someone supposed to be watching house while he was gone. That person ended up leaving town as well for extended amount of time. Water was turned off at meter. When customer came to home and realized water was off he turned back on. When he went into house he realized water was blowing out in master bathroom. He immediately turned water back off and came back in to find bathroom filled with water. It also heavily leaked into garage below. There are some other areas he noticed water. He’s not sure is replaced to same problem or something different. I immediately found the individual angle stop at toilet blown off of pipe. Full flow of water was coming out. I to.d customer I will fix this 1st as this is the known problem and then we will get water back on to see if there are additional issues. I do suspect high water pressure in home since regulator is original to house and it would take a lot to blow the valve off of pipe. I fix

Upon inspection the collar of the garbage disposal in leaking. We will need to uninstall the disposal and the collar. Re install collar with new seals and reinstall garbage disposal. Comes with 1 year warranty.

Dig down on water meter to replace meter nipple and check valve. Re connect everything into main line and test for leaks. Comes with 1 year warranty.

Upon arrival, customer stated that 50 gallon gas water heater located in basement had a leak and also no hot water in home. After further inspection, found that water heater was leaking from side, which caused water to puddle on the bottom of heater and pilot light cut off. Existing heater is a Bradford White and still under warranty. Customer had already contacted manufacturer to determine warranty was still active. Also, checked water pressure in home and found to be near 110psi. Recommended that water heater needed replacement and also replacement of pressure regulator valve due to high water pressure. Presented quote for work and customer agreed. Shut water off at meter and drained lines. Old heater was removed and taken to PDI to swap out for new heater under warranty. New water heater was installed with all proper fittings, and expansion tank was installed, strapped and secured. Used copper piping and transitioned from cpvc. Upon arrival no leak was visible. We turned main water valve to the house of to check to see if leak was in the yard or the house. Leak is on the house. Gave estimate to diagnose where leak is coming from in the house on 5 bathrooms.

Electricians are over-rated

At today’s visit to the Crisler residence, we arrived to the problem of kitchen receptacles not working. Upon diagnostic, was determined to be shorted out receptacles on either side of the oven. We replaced the receptacles on either side of the oven. All receptacles on the circuit came back with 120v and correct wiring. We restored power yesterday and outlets shorted out after our leaving. We did not touch the receptacles that we replaced today. 1 year warranty

Came out to the Krisler residence to determine why the outlets in the kitchen and dining room where not working upon Diagnostic did discover the Gfci had failed and wasn’t reseting like it should.( we did start with a diagnostic charge but did not charge Mrs.Krisler for it we only charged for the Gfci.)(1 year warranty .)

Upon arrival, customer stated that he wanted to get his water heater flush since he saw our$99 special. I went ahead and checked pressure pressure at the house was 70 psi I tested the expansion tank and it was not filled with water I suggested a inspection I can go around the house make sure everything‘s running fine customer said that it was fine because another tech was here not too long ago and he already checked the house. Replace flush valve gasket for master bathroom toilet. 90 day warranty
First time user of this company. They were able to provide same day discount. Technician was polite and knowledgeable. Replaced toilet tank innards in about 15 minutes.

Upon arrival, customer stated that upstairs bath toilet was not functioning properly. When toilet was flushed, tank would not fill up and he would have to push down on fill valve. Stated to customer that we recommended replacement of fill valve. Since toilet is not used frequently, grime started building on plastic parts of fill valve and would cause float on fill valve to get stuck. Presented quote on Replacement of upstairs toilet fill valve and flapper and customer agreed. Shut emergency water valve off to toilet, drained tank, removed existing fill valve and flapper and installed new parts. Properly tighten fill valve and adjusted flapper chain to proper length. Turned water back on to toilet and tested. No issues were detected, fill valve and flapper function properly. 90

Upon arrival water heater is 12 years old. We do not recommend flushing water heater at that age. We inspected the heater. Thermal expansion tank is still in good condition. Everything seems to be working properly with the heater. Checked pressure and it was 80 psi. The pressure should be 60 psi. New pressure reducing valve needs to be installed to bring the pressure to 60. Gave multiple Estimates for repair.

Awesome and Great Service

I arrived on the job and spoke with Mr. Flores about what my plan for installing the EV Charger. One completed Installing a 50Amp Square D QO breaker within the panel to feed an EV Charger 14-50 Nema outlet beneath the panel along with mounting the charger itself, I presented my work to Mr. Flores and collected payment. 2 Year Warranty.

Upon arrival, I was met with one of the managers he quickly showed me the water heater that was dripping I got my ladder since it was hung up on the wall I was looking around trying to find a leak and I saw droplets from the bottom of the water heater and seen that the bottom of the water heater has rusted out. It is a Rheem 10 gallon electric water heater it’s wattage is 2000 and it’s volts is 120. I called around to a couple of supply stores and seeing if they had some in stock I presented the estimate to one of the managers he told me that the owner would like to wait until he gets back in town to make a definitive choice. I also seen that the inlet for the water heater was coming from the hotline and the outlet on the water heater was going back to the hotline. I proposed an option to put a crossover t basically a recirculation pump. I emailed those two estimates to the owner. The estimates are good for 90 days. Thank you for choosing keep smiling.

I arrived on the job and spoke with Mr. Flores about what work he would like performed. He showed me to the panel within the garage where he would like a circuit installed for an EV Charger he has ordered. I wrote up a quote to install the charger and circuit once it’s been delivered. It’s estimated to arrive Thursday afternoon so we scheduled the instillation for Friday morning. I collected a deposit for material today and will be collecting the remainder the day of the instillation.

Technician Johnathan Carnley did a great job on our summer A/C tune-up visit today. Was very friendly, polite, and courteous, easy to communicate with, and did a very thorough job inspecting our furnace and outdoor A/C unit. Provided photos and also advised us of an insulation issue on one wall of our attic area for us to address via a service contractor. Enjoyed having him complete our service visit and would not hesitate to request him to be our service technician again in the future. No negative issues at all with this service visit.
