Installed new in wall gas valve box behind stove. Required small piece of pro flex pipe. Turned on gas and tested all work for leaks with pro bubble solution, no leaks found at this time. Installed drywall and cover plate and reconnected stove to shutoff. Relit water heater. All work comes with 1 year warranty parts and labor. Not responsible for drywall finishing. Upon arrival, homeowner stated that he noticed water bill had gone up and found soft spot in ground in front of meter. After further inspection, determined that there was a main line water leak near sidewalk. Could visibly see water surfacing. Presented quote on repairs which included digging and exposing pipe, then after pipe was exposed, we would repair failed section. Customer agreed. After digging muddy area, was able to find failed section underneath sidewalk. Tunneled beneath sidewalk so I could make proper repair. It out section of pipe, replaced with pex pipe and tested. No leaks were detected after repairs were made and meter dial is no longer moving. Backfilled dirt to rough grade. There was some loss of soil due to leak. One year warranty on section replaced only. Customer has leak under kitchen sink. It is clearly coming from faucet. It is leaking internally. Faucet needs replaced. He has older style 4 piece faucet. I told him he is not going to find something like that in a store today it would have to be ordered. I told him he can put modern 1 piece faucet in and use caps to seal up remaining holes in granite. He got on phone with wife and they approved that. I gave quote to customer. He wanted to go get the faucet himself. I let him go while he approved to have me stay dismantling old faucet. He also approved replacing basket strainer while under here as it looked awful. Didn’t think it was actively leaking but it will soon. Was able to remove faucet and old strainer. Put new basket strainer on with plumbers putty and reconnected drainage. Customer returned and I installed new moen 1 piece faucet with pull out sprayer. It did come with new soap dispenser. The 2 middle holes we covered up with caps. Faucet is working properly and I don’t see

Changed a 40 amp breaker that was burnt out

I was met on site by Ms. Reed. An appointment was scheduled with Keep Smiling in order to perform a routine flush on her tank water heater. I have visited Ms. Reed before, so I was fortunately familiar with the location of the water heater. We had a brief discussion about whether or not there was anything else going on with her plumbing system. Ms. Reed confirmed that everything is in working order to the best of her knowledge. I provided the estimate for performing the flush. Ms. Reed agreed to it, allowing me to move forward. I spent a good bit of time performing the flush as this was the very first flush ever since it was installed in 2020. Once the flush was completed, I pressurized the system and purged all of the air out. I informed Ms. Reed that the new water will take anywhere from 45 minutes to an hour to properly heat up. Extremely thorough! Diagnosed the system with pinpoint accuracy. Explained in layman’s terms exactly what he found . I would recommend this technician and this company to all of my friends and family.

Performed cooling maintenance on 1 system. House has 1 system. Furnace is gas 90% Trane about 10 years old located in the crawlspace. Checked voltage, amp draw, safeties, blower motor, wheel, and delta T. Replaced air fitler 20x20x1. Ductwork is in bad shape and some of the duct work is wet due to a lot of condensation from the system, refrigerant line by furnace has a lot of condensation too, even the furnace too. Condenser is 4 tons Arcoaire about 22 years old located by the driveway with R22 refrigerant. Found dual run capacitor weak at the compressor side reading 32.9 out of 40mfd, this is putting more stress to compressor, suggested to replace capacitor. Found compressor pulling 21.3 amps this is high, it isnt over amping yet but it is close and compressor is rated for 21.8 amps. Refrigerant pressures are high on the high side and subcool is too high. System is oversized because house is about 1,800 sqft and it currently has a 4 tons system, this is one of the reasons of why th

I came back to clean condenser coil for upstairs system that I found dirty 2 days ago and quoted to clean it. I cleaned condenser coil, refrigerant pressures are better now, they are not as high as 2 days ago but subcool still really high, according to system chart the subcool should be around 4 degrees at this time but it is currently at 22.4 degrees so I explained customer that system might continue giving him issues, he said that he wants to try the system like this because it was cooling good because it stop cooling and now is cooling again. Two days ago the compressor was pulling 17.2 amps and now is pulling 11.2 amps so compressor is operating better now. Customer also asked me to replace the blower motor run capacitor that I found weak 2 days ago, replaced it and tested it. Two days ago the system was barely cooling with a Delta T of 8.7 degrees, now system is cooling better but still not efficient, it is cooling at 17.4 degrees at this time, a normal conditions system should be

I arrived on the job and spoke with Mrs. Alsbrook what work they needed performed. She showed me to multiple lights that were not working and to the switch that sparked when the issue first appeared. The circuit controlling the foyer, dining, garage, and hall lights shorted so diagnosed the issue to find the best solution. I also diagnosed the upstairs hallway lighting that isn’t working. These lights were on an upstairs circuit not connected with the other issue. After finding all the causes of the problems I then wrote up a solution that included replacing 3 broken switches and replacing the damaged doorbell button on the front door. They were also interested in having a surge protector installed so I priced that up as well. They decided to have me repair the current issue and will have me out in the future to address some other things they would like done. 1 Year Warranty.

Customer had 2 issues. 1st is garbage disposal not working and has been clogged/jammed for months. I can not get it moving and recommend replacing. Customer approved new 1/2hp badger 5 garbage disposal. I removed old one and installed new one. Reconnected drainage and electrical and turned water on to test. Ran water several minutes and disposal is working properly with no leaks. I advised to be careful what goes down disposal. This is 3rd one they have had. I did offer larger 3/4hp and they prefer to keep what they had. 2nd issue is shower has been leaking heavily from shower head for a year. It is a delta monitor shower valve. They just need a new cartridge. They approved this repair as well. Water has leaked through tile shower pan and going into garage. We do not repairshower pans and tile person would have to take care of it. I put new delta rp46074 cartridge in the valve. Reinstalled trim kit and turned water back onto home. Shower is no longer constantly leaking. Water pressure

Customer has very saturated area right at water meter. Meter box and irrigation box both full of water. I pumped all the water out and turned meter off. I exposed water line between boxes. After getting everything exposed I found 2 issues. 1st is one of the control valves has a small leak in irrigation box. I turned the main irrigation valve off so irrigation system is no longer pressurized. We don’t warranty drain not work on irrigation systems and a landscaper will have to look at that issue but right now it is turned off. Valve was hidden but I informed customer she does have a separate valve to isolate irrigation system. There is also leak at transition between meter and the pvc pipe. Builder used a galvanized nipple that rusted through and had pinhole leak. I removed section of pipe and used copper to transition from meter to pvc. I glued new adapter on pvc and waited a good hour for it to dry. Water is back on and no leaks on main water line at this time. Meter is holding steady.

Issue: upstairs system isn’t cooling properly due that outdoor unit is operating with high pressures. House has 2 systems. Furnace is gas ICP about 27 years old located in the attic and it does upstairs. It has a clean air filter 16x25x1. Found blower motor run capacitor weak reading 3.9 out of 5 mfd, this is putting more stress at blower motor, suggested to replace capacitor. Found blower motor bearings wearing out, suggested to replace blower motor. Found blower wheel dirty, suggested to pull it out and clean it. Found control board with some resistors that have been overheating, suggested to replace control board. Condenser is 3 tons Lennox about 11 years old located backside of the house with R410a refrigerant. Found contactor pitted, suggested to replace contactor. Found condenser coil dirty, suggested deep clean to it. Found compressor pulling high amps, it is currently pulling 17.2 amps and is rated for 16.7 amps. System is currently cooling with a Delta T of 8.7 degrees, expla

Found about 11 ft of single wall at flue pipe by code and safety flue pipe has to be double wall pipe, suggested to replace about 11 ft of single wall pipe to double wall pipe. Issue: customer wants us to check refrigerant on the other 2 systems (main floor system and basement) because he feels that they are not cooling properly. House has 3 systems. Upon arrival customer asked me to check refrigerant, I explained him that if system are not cooling properly sometimes is just not related to refrigerant and that I will need to check in door units too, he told me just to check refrigerant and no to worry about indoor units. First system, this system does main floor, condenser is 3 tons Carrier about 18 years old located left side of the house with R22 refrigerant. Upon arrival, customer stated that water heater was leaking from side and he had water shut off at meter. After further inspection, determined that temperature and pressure safety relief valve on 2 year water heater was leaking water. Determined that home had high water pressure of 110psi. Also, was told that temperature on heater had been raised to high. Due to high water pressure and high temperature, relief valve on heater opened to protect water heater. Was not able to locate pressure regulator valve in home so recommended installing new pressure regulator valve in front of meter, also replacement of relief valve. Presented quote and customer agreed. Dug and exposed water line in front of meter, and installed a new pressure regulator valve, check valve, and main water shut off valve with new valve box. Replaced relief valve on heater, turned water back on and tested. No leaks were detected after repairs were made. One year warranty on new pressure regulator valve. Recommend running

Upon arrival customer stated that she has a gas water heater in the basement that will not light and a kitchenette sink that is clogged and leaking. Upon inspection of the sink I could not get the drain to back up but I did notice that the water was leaking from the bottom of the bowl meaning the seal connecting the pop up assembly to the bowl has failed and needs to be resealed. Upon inspection of the heater I tried to light it but the thermocouple on the burner assembly was not sending a signal to the gas control valve and not allowing the heater to fire up. I explained to the customer that since it is under warranty the best option would be to replace both the burner assembly and the gas control valve to keep them both the same age. I gave the customer a price to preform the work needed for the sink and to order the parts for the water heater and she agreed Today I removed and resealed the pop up assembly for the kitchenette in the basement and put the order in for the gas cont

Replacement of flush valves for powder room and guest bath toilets, customer supplied. After parts were replaced, tested and found no issues. Did have to adjust tank bolts due to tank to bowl gasket being pinched while tightening which caused a small drip. Supply & Install New thermal expansion tank for 9 year old electric water heater. Original thermal expansion tank sprung a leak. New tank has 1 year parts and labor warranty

Client called us out to home for a plumbing leak. Upon inspection was able to determine that the water heater and expansion tank had failed. Went over options with client and advised that replacement was the best option due to age. Preformed pressure check on home and customer opted to move forward with the provided estimate. Turn off water to home and drain down completely. Cut out old 50 gallon Rheem water heater and installed a new 50 gallon Bradford white water heater. With installation installed anew home pressure regulator valve. Once all repairs were completed I turned water back on and purged all air from the lines and tested for leaks. Upon arrival, customer stated that toilet in hall bath was not functioning properly. Top of flush valve had broken off and also handle was difficult to push down on. Same issue with guest bath toilet, handle was difficult to push down on. Also found that both service stops were not shutting off completely. In kitchen sink, found that there was a small leak coming from basket strainer. Stated that we could reseal with putty and properly tighten strainer. Customer already had parts for toilets. After further inspection, and cutting access in drywall, was able to determine that pvc condensate drain for ac unit in attic had a hole and was causing water damage to carpet and drywall. Pipe was drilled into from exterior of home. Stated to customer that I would need to cut out section of pvc pipe and run new piping to exterior of home. After further investigation, I found that the cartridge on the hot side was damaged and leaking due to high pressure in the home. The pressure is at 130. I gave the homeowner two options one for just the kitchen faucet replacement with no warranty and the other for a PRV replacement and kitchen faucet install. The homeowner decided to just do the kitchen faucet install and I’ve began working.
